I'm Muhammad Abu Sufyan, solo founder from Lahore, Pakistan.
The Problem:
Students traveling to new cities for university have no reliable way to find hostels. They rely on agents, word-of-mouth, or show up and hope for the best. Owners struggle to get tenants. No verification. No transparency.
What I Built:
ASCANX — a verified student housing platform.
Physically visit every property
Assign condition scores (0-100%)
Digital twin bed selection
Real-time owner-tenant messaging
Booking lifecycle management
Android app live on Google Play
Current Traction:
600+ verified beds
20+ hostels inspected
Live near UMT Lahore
150+ property owners in pipeline
Tech Stack:
Flutter, Firebase, Socket.io, HTML/CSS/JS
Business Model:
10% commission per booking from both tenant and owner. Premium owner tiers planned.
Revenue:
Pre-revenue. Just launched. First bookings coming through.
Next Steps:
University MOUs (UMT in progress)
Expand to more Lahore universities
Payment gateway integrations
GCC expansion (Kuwait, Saudi)
Ask:
If you've built a marketplace or proptech platform — what's the one thing you wish you knew at launch? Also open to connecting with anyone in the GCC proptech space.

One thing I'd be careful with is that early traction can answer a different question than the one founders think it answers.
Especially when several parts of the model are still moving at the same time.
That's usually where confidence starts forming long before certainty does.
